The first time home buyer exception rule doesn't apply to withdrawals from a 401k account, so you will still need to pay a 10% penalty and income taxes if you are less than 59 1/2 years old.With an IRA, you are allowed to withdraw up to $10,000 to put toward your first home purchase without paying the penalty (income taxes will still apply if it's a pre-tax IRA).Also with a Roth IRA, you can withdraw up to your contributed amount (not the earnings) without the penalty or taxes.

If you are going to finance your deals you might want to submit a pre-approval letter copy with every offer and explain to the seller why you are lower on the price.

I suppose I should have clarified that we're still investigating the process, and this was for a pre-approval, before we get with our realtor to see what the $$'s get us in our area.

I'm in the process of getting pre-approved for an FHA loan to buy my first multi-unit and I got a letter in the mail from Marketplace MC saying they'll give an FHA loan with a "2.75%(3.14%) APR for a 15 year Fixed Rate!"
