@Shawn Ackerman never take anyone who is selling you the properties opinion on exit value .. refi value.. what it will cost to rehab it ext.. especially wholesalers.. they are under pressure to flip deals.

One bath is in the finished basement (mostly finished, not laundry area), oversize 1 car garage, separate tool shed, privacy fenced back yard, central a/c with gas forced air heat, newer roof, vinyl siding, new-ish double pane windows.

We usually bring our pressure washer, edger & weed killer (tenants always let weeds grow up around the heat pump for some reason), screen material and screen tools, plan on painting any exterior wood railings, doors, etc., that may need it, stain decks, fix loose fence pickets and gate hardware, anything that we know would cost a fortune in labor charges if goes through the PM but we can do ourselves at low cost.
