I pretty much closed on this property on the afternoon I posted this so I guess a little too late.  

At one point, I succeeded in scheduling one day a month to do all the bookkeeping, I start in the morning at 9:00AM, I go at it, and done in the early afternoon.

This situation has definitely gave me a lot to think about how I handle these things going forward.My HVAC guy was able to get out there early this afternoon (had to finish his job from yesterday that he didn't complete) and he discovered that the blower motor had crapped out and is currently still working on it.

Another thought I had, is that a guests leaves the garage door open in the afternoon/evening, and then the room fills up with bugs and mosquitos (depending on your location of course), then they start complaining about all the bugs in the pool room.
