Thanks Richard...from what I can tell, the closeout prices are roughly 25% below market...saying that, my goal was going to be either buy/flip, or wholesale them...as the numbers didn't work for rentals, I agree...further thoughts?

@Richard Aaron, it likely depends on where you see the value of your home (and, rents) going over the next 20 years, vs the Rental/s you'd otherwise consider investing in.Why is it that if you "paid off the loans I currently have on some of my other investment properties, and purchase a quality rental for $150,000 with $50,000 down, my net cash flow would increase about $2000 a month"?

As Richard Branson said, (maybe not exactly, but close):  "Deals are like buses;  if you miss this one, another will be along in 15 minutes".I'm thinking Sir Richard is better at this than most of us....
