You'll never get anything worthwhile and your overall ROI will be lower.

That's very simple math, my point was that in most cases, buying down the rate much beyond a 1/2 point below the rate with no cost, typically becomes to costly to make it worthwhile. 

Not everything is worthwhile reading, but the guy makes a strong point for why one should always follow one's dreams.

I am hoping you all may be able to shed some light on KC market currently to see if this deal is worthwhile or too risky and should pass.Thanks for everyone's help and I look forward to many future deals!
