Furthermore, the property I was getting ready to close on last week may fail re-inspection in which case I may have to move forward with another property.  

This week I won an auction on xome.com for a property in Portage county Ohio.

The selling broker told me that it’s not a big issue because typically it takes 2 weeks and 200$ to get a title.

Condition of apartment, is when you take possession.. prior to that you have no claim.Do a walk thru within a week of closing.. and from that point on you deduct for damages..Prior is previous landlord, and looks like he's selling because the people are pigs.. might be hard to get rid of them ??

I know subject to's are risky but ours only took six months (we had to wait six months because of lending requirements but I have heard of people on BP getting around this) to put the deal into a traditional financing situation and we didn't have any problems with the seller's lender - had a good insurance agent that put insurance on the property without causing redflags with the seller's lender.  

She don't pick up phone and if I asking for something like lower the price I have to wait 3 weeks or more for her to do that.

The first duplex I purchased is still another 6-8 weeks out from completion, and so I have no rental income on that property at this point, but am paying a hard money loan on.  

The 203k is a long process, we started looking for properties in April and didn't get an offer accepted until the first week in June.

I live 1 1/2 hours from them and i'm suppose to collect rent every 2 weeks.

They had held up my release of funds for over a week after signing while they waited for the invoice and then paid it and closed out my account the day they received it.
