@Kareem Lyons Well as with any article it is simply someone's opinion, I'll give you mine for what it's worth.

It's a win win as they get a nicer place to stay and you are keeping your unit well maintained and attractive for when the next turnover occurs.  

I'm personally from Kansas, and will invest there simply because the cash flow is greater, I have a network of friends/family to build relations on, and I know the area.

@Roderick Moorehead you may want to check the forum posts on hard money lenders and some of the articles on alternative financing they can provide more answers than id be able to in this response, but simply stated a bridge loan is short term financing

Simply the first. 

Will make a huge difference on their duty to you and if they owe "full disclosure" or simply "fair an honest dealing"... or neither.
