If the seller likes my price, we sit down at the kitchen table, go over the agreement so the seller understands what they are signing (and I always tell them (plus its on the agreement) that if they do not understand they should seek legal advice).

One presumes that @Indy Smith is not a criminal seeking advice on an open forum as to how to commit fraud therefore anecdotal stories of criminal activity just don't seem applicable to me.
