Just like bank financing.I don't have any idea why the Seller you are referring to would do Seller Financing, but since you say he is "an older gentleman" he might have retirement income, and social security that would be taxable if his other income goes over a certain amount, and he might just like the idea of not paying all of the tax on his Capital Gains in one year.In Seller Financing, the Seller reports the amount of the Down Payment plus a fractional amount of the principal portion of each note payment received in the year of sale as Capital Gains.
