This can be done either by buying into a syndication that is utilizing 50% leverage, or buy property yourself and obtain a loan at 50% LTV.Since you now have the benefit of owning real property valued at twice your note investments, you should have your entire note and property portfolio hedged for inflation 100% - at least theoretically.Comparing mortgage note investing and investing in real estate equity is not going to be any different that comparing investing in art and investing in oil; the only relationship is that one is real property and the other is secured by real property.

I’m not sure where you are located or how much heat you use but I was spending about $15,000/year in heating oil and my tenants were keeping the heat on 78 degrees in -25 degree weather with their windows open in this one building.

I know certain neighborhoods these railing are all over, but I still think better renters might be interested in the place with the metal.I'd put in a hose holder--go ahead wash your car, and have the broken concrete repaired (for the same reason as the railing), even though you could probably get 25 more years of use out of it.Don't get me wrong, I think it looks like a money maker as is, but if it were in my portfolio, I would "snaz it up" a little, hoping for a better renter.And have a service get rid of those oil spots on every turn.Good Luck!
