Why not look into buying a house with an income suite or a duplex where you live in half and rent the other half? 

Sucks its cuts the property in half though.3-Check the title report and see if there are any road/alley easements.

I haven't listened to all of the podcasts but well over half.

Year built is important but normally properties within .1 miles are usually built around the same time.
