Thank you for your advice,  to be clear I do not live in the country yet, but I do own country property approx 50 min away where there is literally miles of riding trails.  

So it could be with this guy your not showing them deals that in their mind any good. but he is not up front to tell you that right away or has not put criteria to you in a fashion that you would let know if you hit those metrics .

There's not many foreclosures in my area right now but the market is riding a high point.

Members and their output are just sources to be plundered.Another thing that was said was the seller pays the commission the buyer gets a free ride, this is a quote often cited by the brainwashed.

Luckily for me I have a wife who's very supportive and interested in learning more about real estate investment as well, unfortunately for her, her husband has been taking his sweet time to get around to it LOL :)So I've decided it's time to light a fire and what better way than a good old fashioned challenge!

I'm ASSUMING the VA is going to let it ride for a while longer, but why go H&B, then shoot everyone down?
