The seller did not seem to have fixed any of the issues on the abatement and may have kept paying the penalties since then.Building Department came around beginning of 2016 and was thinking to downgrade the triplex to a duplex due to the basement unit being questionable.I have been requesting several documents to confirm the leases, their Schedule E of tax returns, all the other documents you should request and I've been getting nada after a month of asking.The numbers are good but there seem to be a lot of issues.

Instead of using Spray Foam like we do in most of our intown builds, we used a Radiant Barrier roof decking, which helps to keep the attic cool by making it more difficult for heat to pass through it, kinda like the film on most of the new Low-E windows.Pictures are also FANTASTIC for locating outlets and wires that sheetrockers ALWAYS occasionally seem to cover up!

I am working on a few deals with another BP member buying some fix and flips I am going to fund and the escrow function is coming from India.. 17 e mails a day 4 to 5 calls wanting me to fund without proper docs and or title commitments.My on the ground partner is ON it totally so we don't have a problem as he is an expert in his market and a RE broker and very seasoned so he won't let anything slip by.. but it this were Escrow functions are going off shore.. incredible.

They charge 10% of rents and a flat $100 for each tenant that they place (and will place new tenants for free if they are evicted or leave within the first year).Asking price $150,000I have already met with the seller to do some due diligence:  looked at schedule E tax returns, last year of utility bills, last two years of rent rolls, walked through building, looked at two of the units, etc.

I do require that they file because there's that pesky question on Schedule E about whether or not the taxpayer was required to and whether or not they did.
