and if you want to see what your property manager is saying to your tenants you can actually turn on a setting where you see the conversations between the tenants and manager but the tenants won't be able to see or contact you.

Conversely with commercial retail someone can get passive starting at a million in price generally which is one of the main benefits. 

I would let the next buyer worry about any conversion on the garage as there are always permitting and township issues with upgrading an out-building to a living space. 

If you want to evict someone then you will have to pay for moving costs and about a month's rent, but choosing the right tenant is another conversation.
