Given where we (my wife and I) are now we average well over 20% cash on cash ROI from real estate investing so we are not going to use our cash to pay down a 5-6% interest loans when we can make 3-5 times that investing our money.

Remember, we never look for simple ways :DThe situation that I'm inquiring about will arise when we buy a flip with hard money, do a rehab and want to sell the house without waiting for subdivision to go through (rental with hard money won't work and we are not interested to refinance either).

We are our own broker so we get 100% of our commissions and have a bit of overhead - or we could take that license to a 100% company and have a few office fees that would be about the same as our current overhead.
