Not blind faith - but professional trust that has been built.

If you're unable to see what you ought to be doing differently (or more of) that just means you are temporarily blocked from your personal source of creative power and are momentarily blinded.

If you don't know what things should cost you'll get robbed blind by everyone you talk to, so shop things pretty hard.

I encouraged someone in my local REI to invest in the low income rentals, he did it blindly-- bought 2 cheapest houses he could-- he called it an "experiment"....

I don't want to walk into my first deal blindly.

Did I say anything about going ahead blindly? 

@Rich Rodman, @James Wise I believe it is highly irresponsible to blindly turn a property over to a management company and just hope for the best regardless of the neighborhood. 

I blindly bought two properties and to make the story short, both of them finally went into foreclosure last year.  

I am leaving my current job to make real estate my full time career, I have experience in apartment leasing, tenant selection and screening as well as construction including door and window rehab / installation and blind installation.

I have no experience and will be going in blind!
