I already had built a small tech based startup since 2004, I know I can do things, and as much shame or regret dropping out might cause: its a risk I had to take. ...

I would like to use the BRRRR strategy to get started, but start very small (maybe a 40-60k purchase).

I share the details here to show what a series of small low-risk transactions can do over the medium and long term to build passive income for retirement.The PA is for a 1 BR condominium unit in a 150 unit complex where we already have 22 units, bought in 3 earlier transactions.  

It's a relatively small investment which could effect you for years to come.  

It's a 4 unit apartment so they consider it too small for their time and want $250-$350 just to come out there to look at the place and talk to me.  

I have considered taking title company to small claims court since they provided me the documentation and or the previous owners.BTW, the roofing contractor has turned into ghost and doesn’t respond to anything.Maybe I should just let it go and just take the minor loss and chalk it up to experience.What would you advise?

Rich, it was full but the city inspector had a small issue with the sewage and the the tenants had to leave within 60 days since the owner did not want to fix it. 

We are now at the point we'd like to move into small multi-family.  

I am a small-time landlord with 6 SFH rentals, all of which were purchased to be rentals (retirement income - I spend an inordinate time worrying about retirement lately) and all have been rented since purchase.
