Is there a way to utilize some of the $125k for furnishing(furniture and housewares) and upgrades to the property (new flooring, paint, pool)? 

So, I've looked at many REOs and they have all had the Appliances removed; I always assumed that the previous owners took them to salvage what they could before the foreclose.Recently there was a property in my neighborhood that was being foreclosed on and when the tenants moved out some contractors came in to clean it out; I noticed that not only did they clear out the furniture and other items left behind they also removed all the fairly new appliances from the property as well.I don't understand why the bank would do this...

I love seeing neighboring properties close to where I want to buy with bad photos, average mismatched furniture and decor yet well occupied calendars.

We are finding furniture and trash being dump at our trash site that does not belong to tenant that live at the apt complex.

If you don't plan on hanging out at their office, why would you want to subsidize fancy offices, furniture, etc. for those that do?   

It becomes more than moving furniture in a day or two ahead of time.

As for the furnishings, one of the options I provide landlords with, is to keep the purchased furniture after the trial period, and offer the unit as a furnished rental to the next tenant.
