Allowing an early move-in?

Hello - we are scheduled to close on the sale of a property on June 7, and the buyers, who are moving here from out of state, have requested an early move-in date of May 29 w/a Hold Harmless agreement.

Has anyone done this? How did it work out for you? My partner is concerned about them moving in and then finding reasons to not follow through with the purchase (insurance would take care of other liability issues). I am aware of that possibility, but at the same time, the buyers have been relocated and are pretty desperate for a new place, and they've been extraordinarily easy to work with. They've barely asked for anything. I've joked to my partner that investors always talk about desperate sellers but that we might have found the only "desperate buyer" we will ever see.

What are your thoughts?
