There is a reason why most owners of large complexes in disenfranchised neighborhoods are so wealthy :)With that being said I would still use all of the factors you are mentioning to grind the seller down as low as possible since they are encouraging offers!

It's good to hear the reality.As a Wholesaler, I do believe I may have been headed toward becoming a victim of "one of those gurus" who say prepare to be wealthy and there's nothing to it.I guess that's why I've been a little dissappointed in my results.

Hello to all I am new to this wrold and am here to learn and contribute as much as i can.I entered realestates 4 month ago and so far brokered 2 deals to investors for 2.5 percent commission currently am in contract on a third property that I am looking to flipI found a wealthy Investor whom is backing me up on hard contracts.....My primary focus is Bayonne NJ all my deals are there for now.
