You may be shocked at what you find and see.... and if they balk means there something there that they are hiding and its next.It always amazes me what people will put a tenant through that is just going to live in your rental and pay you 700 a month.. but for someone your going to give 100k or more to in a project you do nothing but go on gut feeling and a few referrals maybe.

I wouldn't try to hide anything by fixing it, but a 1 year old unit should have a few years left in it.

@Mike Flora  The beauty of Land Trust is that they are never recorded, thereby, hiding the true owner from public records. 

One tip: Document every conversation and mail it to her CMRRR or via trackable courier after the conversation.

That can show anything they are trying to hide - like a mold claim or something.  

His denying them indicates he’s hiding something.
