The other thing to keep in mind is once a mold report has been filed, it MUST be disclosed to future buyers (at least in CA). 

If I end up filing for a tax deed in 2 -3 years and owning the lot (valued at $180K), can I force the MH  owner to sell it to me or move it within a short time period (10 days, 30 days, etc)?

Should I just file as a Sole Proprietor until I get a few deals under my belt?

Lastly, have a voice mail with a series of question they can answer or even better have them come over to your website to fill out a questionnaire. 

You should allow them to terminate the lease without penalty....that is unless you want them to file a complaint with the housing authority, or the courts or some other entity.  

You may have to pay something for it, but it isn't a large amount.The only cautionary note is that some community owners, including myself, go to considerable lengths to avoid appearing in those documents so not every file is going to list all of the actual human owners.
