You can look up local cap rates online, I believe irr.org or something, and you can get area cap rates based on LARGE commercial multi family apartments.

 $100 and an on-line form is all you need to register, and you can use whatever boilerplate set of documents you like for organization.

I just want to say most of my tenants would not be able to pay online because of their age.

A lot of people are making a lot of money doing deals over the Internet. Specifically, wholesaling.  Does anyone have any experience with this? Any comments?
