@Andy Green I’m not sure I understand how you ended up with $5k stuck in deal in your example if you refinanced at 80% LTV?

I am neither a citizen or a green card holder.

Green card clearly says it is 4 unit.

The last electrician who came to give an estimate regarding electrical upgrading for installing washers and dryers (another post) said that it was urgent that we replace the fuses and main breaker which, he said, had evidence of "chuckling" or something like that...meaning some green colored corrosion.  

You are right that COVID will present opportunities but with our island's unemployment topping 32% and market news outlets suggesting that 77% of sellers are holding off until the stay at home orders are lifted you are also going to see less inventory (though likely very motivated sellers).If you haven't read David Green's BP book on out of state rentals it provides a good foundation and strategies for building a team.

You should read "Long Distance Real Estate Investing" by David Greene to get a basic understanding of the process.
