Most people I know who try to go into wholesaling never make a dime...they give up before they get their first deal...That said, those that I know who can get through the work and learning curve to close that first deal can generally ramp up pretty quickly to the point where they are closing several deals per month.Generally, by the time the first deal closes, the wholesaler has strategies and systems in place to find both sellers and buyers, and then it's all about execution on those strategies.

For example if a suit is won against the LLC due to activities involving the business itself the perhaps the judgment would only be able to be executed against the LLC and it may be more difficult to use co-mingling to come after me personally since the LLC benefitted from the loan in my name in the sense that the loan in my personal name could be clearly demonstrated as a contribution to the LLC since the LLC needed such in order to purchase the property to begin with.The very best alternative to all of this is to whenever possible own the property in a retirement (roth or traditional) account as that provides the absolute ultimate protection in America.

Or, if you are looking to sell or refinance and the property market changes before you execute your strategy, the property could fall in value and you won't be able to sell or refi in the amount necessary to pay your existing debt.So, as others have said in this thread, pursue a conservative strategy with lots of cash-flow cushion built in, and prepare yourself to hold for a long time.
