Side note....they take amazing care of the place and I am sure I will have to take the late fees out of their deposit.

Typically, what the lenders ask for, at minimum, is:  The last two years of your income tax statements (W2); A copy of your bank statements for the past 3 months (see how much money you have and if there's unusual deposits); copies of a months worth of employment checks.  

You need to contact them and they will have guidelines as to what needs to happen if you're the winner at auction (timelines, deposit, buyers premium, etc.). 

I'm reading about evictions and I keep seeing this statement:Do not take any payments after the filing.my tenants auto deposit in my bank account. do you notify the bank to not receive payments from them?

In the last 3 months, I have had to return security deposits to 2 renters who no longer wanted to be in the  house because of frequent break-ins in the neighborhood.

At closing, make sure the seller gives you any deposits as well as the prorated monthly rent payment for however much you’re already into the current month. 

The other friend doesn't smoke.They would be sharing the security deposit (~2500-3000) so I think that gives some security, but really on the fence.

The bills (including groceries) will all be paid instantly when my check is direct deposited, my savings will be automatically withdrawn from my paychecks so I never even see it, and what's left over is mine allocate as I see fit.
