Your ROI is a number close to infinity and you can repeat indefinitely - And YES - there are still deals out there that will work ... one just closed a couple of weeks ago in The Woodlands on MLS at about 70% of value and only needed light rehab - maybe $5,000-$6,000ARV - 177,000Sold - 123,000Rehab - $5,000Total invested - $128,000-$129,00080% refi - $141,000 Rents - $1,500-$1,600 My initial offer was $120,000 - They declined to counter - Now that I see the final sale amount, it irritates me that I was so close but missed the deal

Power of Sale Notice Requirements: Prior to initiating a foreclosure the notice of foreclosure sale must be advertised at least one per day for three (3) days or once per week for two (2) two weeks in a newspaper of general circulation in the county in which the property is located.

It seems like basic math to me, and if you are trying to help your "client," then you should put their profits above yours, and above your colleague's, and above your brokerage.I have received this runaround from both Windermere & Sotheby's in the past couple weeks and it is extremely frustrating because they have both specifically said they would tell the Seller that they should not trust an offer if it does not go through another realtor.

We are scheduled to close on Friday but have been under contract for 6 weeks while I completed my rehab.
