@Victor PengWhen buying a single-family house, there are typically two agents involved: a seller’s agent and a buyer’s agent.

Would it be better for me to go with cheap windows or is it possible for me to buy windows myself and have somebody install them and just cut out the middle man?

Most are saying I need to be looking at $150k or more but after 15-20% down plus closing I won’t have as much breathing room as I’d like.Are others just buying the $75k deals with all cash?

I'll handle rehab cost, management and yearly expenses etc...and would like to build a nation wide company consisting of low income-luxury buy and holds, fix and flips, commercial, development and eventually branch out to vacation rentals as well.

Tax basis is $215K, we will buy it for $200K with 10% downpayment and 90% seller finance (30 year amortization) with a balloon payment option within 5 years.
