I usually look at the age of the roof, hot water heater,  furnace, etc.

The flip side is that as A class overbuilds, they drop their rents, and  B tenants are able to move up a class, and the trickle down effect hurts everyone.  

Building on the smaller side and making everything efficient seems like a perfect business plan here in SWFL.

Another thing I think is very important is learning what homes sold for 10, 20, 30 years ago as well as what rental rates have been historically and where they are now (Side note is that I'm working on doing this and haven't found a really good way to find this data yet).

It does happen that an agent can represent both sides of the transaction, but they have to make this aware to both the seller, and the buyer to make the agreement fair for all parties.
