Honestly, I say Austin because folks don't know where Georgetown is, but we're definitely more interested in the Georgetown/Round Rock/Leander/Pflugerville areas @Gonz Trevino @Robb R. :-)@Rachel Trimble I think we've identified that we'd like to find properties that give us capitalization in the 15-20% range and cash on cash of 10-12%.

Those big ticket items could be creeping up on you like roof, might have old clay sewage pipes, AC (I'm In Louisiana so AC has about a 10-15 yr life) but then again depreciation is also a tax incentive which means she prob had houses for 30 years now and I'm sure aside from cash flow she's made they have appreciate since she bought Them.

The Hispanics who remain in the Yakima area all year (i.e. ones who work at warehouse level in jobs that aren't as seasonal and are citizens of the community just like the rest of us) are a diff group in my view since they do in fact need year-round housing, have their kids in local schools etc.

Also, be careful on the bike - cops are more strict in Cambridge I've gotten a ticket on mine haha.
