Here's the scenario:  I just got my Real Estate license purely to educate myself and use for investment purposes. 

The more pure definition of as is means the seller is not planning on doing any repairs that an inspection may find or as you stated that is just common language that is written into the contracts of institutional sellers. 

OrtizPerhaps from a pure investment (no hacking) it’s not worth it in that area of town.

Our MFH properties in NYC generate fairly good cash flow and over the past 5 years have appreciated *significantly* (75-100%) - but that's a function of the time and the neighborhood.By comparison, our MFH properties in the suburbs outside Raleigh, NC are not likely to ever appreciate in any meaningful way, so it's purely about cashflow (which is also pretty good...)Long-winded way of saying it's not a just comparison to make until you're at the point of comparing specific markets to each other.

and your request is (based on a purely personal situation) for the owner to take a loss. 

This is of course purely speculative but was wondering what your thoughts are on this?

Without appreciation it's purely a cash-flow property.

If I was purely investing, I would consider those areas too.
