I don't know what the cap rate is in that area but I would aim for 10..With seller financing you should get a nice return pending on terms..If NOI makes sense I will try and put as least as possible as a downpayment amount.. 

I have a big pending deal with them in the Hamptons and they've been great to deal with so far. 

The situation I'm facing is that the home was pending last month, but both parties couldn't come to an agreement after the buyer asked for too big of an adjustment to the listing price based on the inspection report.

There were 197 homes sold over $150K out of a total of 617 that were sold. 92 sold over $200k. out of the current 170 homes on MLS in 30032 as Active or Pending only 7 are under $100k.
