As-is Duplex without Option Period in Dallas
Hi everyone,
I'm relatively new to the REI community and am looking to purchase my first property ever. I'm currently deciding if I should move forward with this duplex in the Dallas area. It's an older home, built in the early 1960s. The situation I'm facing is that the home was pending last month, but both parties couldn't come to an agreement after the buyer asked for too big of an adjustment to the listing price based on the inspection report.
The good news is, I have the Inspection Report and have linked it to this post. My realtor believes that since the inspection was done a couple weeks ago, and we already know that the seller wants to sell as-is, we should put in an offer skipping the option period. He mentioned this will make our offer more attractive.
My question is twofold: 1) Will this remove much of the protection I have as a buyer, and 2) For those of you who feel extra helpful, how do I quantify the repairs needed based on the inspection report? I am new to this and have never rehabbed or done any type of renovation, so just looking for some insight if I'm getting in way over my head here. I believe that this property is a nice find, and my numbers do work out at the current list price + some minor repairs, but I'm worried that I'm underestimating the repairs needed for this property.
