Given that he's got a long history in business but is struggling to cover $30k in Op-ex and marketing spend, my guess is that this is either not very well managed or is in distress.

Many DSCR products have requirements around rental management/investing experience and/or also that you own a primary residence.

I know for a couple of my STRs the management company uses the keypad system whereby they are able to set codes offsite for each renter and this is super helpful when working correctly.

While it's true that hotels pay more, we don't own/manage multiple properties.

Because of material participation (I self-manage)/bonus depreciation/cost seg, we’ve been able to get all of our taxes back both years so far.We cannot keep going the way we have for two years, so that’s not an option.

What would a  good sized operation(flip/wholesale/LO/ OF)  compensate for sales or Acq Manager position?  

Mind you, all of my properties are worth more than their appraised value now, but during the Recession the City Manager got the bright idea that the way to easily raise revenue was to raise the appraisals, and they ended up higher than the resale value of those properties. 

I have been looking at homes in alliance on up to Conneaut and just have never run across a property manager in your area.

Am I just looking at the wrong property managers?
