People don't often enjoy living in 30K neighborhoods where the areas are older, run down, crime riddled, poor, etc.

I understand awesomeness of computers, I also understand we don't have artificial intelligence yet.Some people understand statistical relevance, the rest don't.The way I see it is that those who believe they can predict future occurrences on a property based on historical data from a huge population simply enjoy the exercise.

Although, I've enjoyed many years of success in construction, I've got a strong desire to go back to what got me started in real estate, investing!

I'm very familiar with the Naples/Marco area having lived there before and regularly going down on vacations....

My ultimate goal is to continue to build my REI business and holdings so I no longer have to trade as much time for dollars as I do now and be able to enjoy spending time with my family and doing the things I enjoy most such as travel.

You need to find out Why he seems jittery, talk to him about where he's going to go, how you're going to enjoy living there, etc.
