We had a contract on another property with a fourth turnkey provider until the inspection came back with some serious mold, rot and radon issues with property that was supposedly turnkey.

I've got 1 window with the corner coming apart, still opens/closes, leaky faucets (I've repaired already), bathrooms need ventilation outside but the floor joists are in the way.  1st floor bathroom with serious wet rot down to floor boards. 

If the basement was dry and no pallets when they viewed it and then signed the lease, and then they're warned "it gets wet down there", I think they have a beef with the landlord. 

You could ask that in addition to the kitchen appliances that the washer and dryer remain in the house even though you probably don't really care if the washer and dry remain.

You will miss things like insufficient insulation, underrated electrical, rot in the soffits and things like that but the question always becomes how perfect do you want the property to be for the amount of money you are willing to spend.
