That being said, I highly doubt that any of my houses will be uninhabitable for more than 4 months or so at a given time. 

I don't doubt that you have a lot of experience and have met with a number of investors.

Romney wants to get rid of deductions which could mean no mortgagae interest rate deduction, but I doubt that would pass congress.

Between the hassle and all the vacant days, I doubt it's as profitable as you think.When I've rented to people for one month stays, that's a bit more of a hassle than I like.

:I completely agree with Steven and disagree with what John Mireles said here.Unfortunately, after you do a few jobs, you'll likely change your opinion...Here's the problem...If you hire a retail GC who has decades of experience, hundreds of happy homeowner clients, a BBB rating of A+, contractors as employees, a full-time project manager (or multiple PMs), etc, there is no doubt you can find someone that you are describing.

A lot of people live there and I doubt it was his, but now I have an ally anyway.I may try the 'I'm sure you didn't meant to' approach if I were you at first.  

I'm sure it would look nicer, but I doubt you'd get your money back out of it.  

@Jennifer Lee, excellent point about the location temperatures.There's still no doubt that tile is the best for long term wear.

@Adrian Chu  many do and you will no doubt get many replies.. there are 3 levels of turnkey providers on BP from my estimation.1. actual turn key companies who you can deal direct with.2.
