Comps are pulled from very very different demographic neighborhoods up to 2 miles away when comps were available in same subdivision.

Fantastic metric #1, the demographic of townhome renters is most often a person on path to home ownership or in flux (divorce) and thus credit conscious, and sensitive.

@Alex Penalva our market, Metro Detroit, actually has several sub markets.In many of them we supply appliances as tenants in those markets expect them.In other, mostly lower demographic, markets we don't offer them as tenants don't wxpect them and actually, they usually disappear with the tenants at the end of a lease.

There are lots of websites, YouTube Videos and podcast that can tell you how to furnish an STR; just make sure you cater to the right guest demographic you want to attract (Travel nurse vs Family Vacation).
