Hi Mike,If it were mine, I'd paint the house white (because that might make it look a little bigger) with a conservative blue trim.I'd cut the tree branches above the windows on the tree in front of the house.Put some nice new house numbers on it, trim the shrubs and do something with the sidewalk, possibly pavers like in the pic below (if the neighborhood was appropriate for it--if not probably pour a new walkway).

While I get that people are stressed (especially those who have cut hours and even job loss) it's also a time to make things happen in those events. 

I'm already getting notices from Chicago HMLs cutting back significantly, thus making cash even more crucial to make future moves.     

I'll look for something more clear cut until I gain the experience I need to ask the right questions and perform the right due diligence.Thanks again.

And like you said the ones that are around have both cut leverage and and added to the cost of the loan literally overnight. 

No one is advocating that the hard working guy whom owns the corner deli provide cold cuts for free for the next 3 months. 

Amazon delivery, truck drivers, Uber Drivers, Certified Nurse Assistants, School Teachers, City Workers.It looks like the government is cutting checks to our tenants.

-Do you find local wholesalers and give them a cut of the deal to go evaluate the property, meet with the seller and show the property?

Some professional restoration contractors have you sign an agreement at the outset saying that the check can be cut directly to the contractor. 

Perhaps, raising his percentage or cut higher at least throughout the construction phase or even long term.
