Hi Biggerpockets Team,I am renovating my house and studio unit and am in need of good cabinets and counter tops.So far I have talked to a few vendors that deal with custom to RTA style kitchen cabinets and they are either way too expensive or the quality was sub-par for a primary residence.I also looked at a couple of countertop vendors and quartz counter tops are expensive!

You might want to be a lot more specific @Samantha Kornas, Completely fill out your profile, add a picture and let everyone know where you are located. 

Here's the question:  current owner is unwilling to allow look inside or even pictures until in escrow. 

Some look good via the pictures and rough numbers, but right off the bat after reading this I’m very weary of these properties and don’t even consider them- is that wise, or do you have any advice as to why I should still consider the properties?

Here in upstate NY it is NOT a local custom to expect central AC, and window ACs are typically purchased by the tenant if needed to adjust the interior climate to their liking.Another thing you can do before you run out and buy your AC units, is ask the tenants what they think would be a fair resolution. 

Pre-assembled or custom made kitchen cabinets?

Take a look through the BP "Files" section for sample deal/wholesaling packets (or search the forums), you'll find a bunch of examples and can get a feel for the types of info most people include.Personally, I want to see as many pictures/video as possible and as much info as I can get about the condition of the property.

I do not have much to use in the way of pictures because I have not owned it very long and it has not been empty to take any.
