They MUST have the tenants approved, in many cases the homes will require a upgrade... exterior paint, new decks, cut off the tongue, approved skirting, a dusk to dawn outdoor light... depends on the park really.

In the upstairs apartment we did a new bathroom for $3,500 and then immediately rented the space for $1400 a month while we dumped $70,000 into the down stairs, including almost $20,000 on a completely new roof/joints/plywood decking/membrande/etc.

Seriously though, I know my way around a house from doing extensive work on my own (siding, windows, electrical wiring, insulation, extra insulation, fence, deck - on and on) and I do feel like my appraisal of needed repairs is reasonable.

I built the deck you'll see, cleaned the roof and gutters, caulked stuff the painter missed and almost got involved in replacing windows and some other fun parts of the task.

The problem with houses that I buy are the door frames are solid old-growth wood, and the Dremel blade gets chewed up like nothing else, so it costs me probably $50/door frame in blades!
