As a realtor, I wouldn't ever advise an investor to pay over appraised value.Get a good STL realtor to work with you, this city is wild for property values if you arent from around here.Cheers.

(Appraised value will hopefully come in at $650k and the rate I can expect is in the high 4’s)I’ve been talking with two different mortgage bankers and one has advised me to refi out the two fam back to 30 years in order to drop the pmi and increase cash flow and make my application stronger for the 3 fam and for applications for financing on more properties to come.

When I had an active business, it's in an LLC, I bought liability insurance for it, and my insurance agent advise I should buy an additional endorsement that covers me personally as well, as people sue the LLC and it's owner, both, by default, and she's seen it many times.

Overall, if you have eligibility for a VA loan it’s a great product to use and I would always advise to utilize the product over a conventional product.

If you talk to a residential lender, they will usually try to convince/advise you to move Title into your personal name, sell you the loan, then you can move Title back.
