We teach our students to verify information in public record, and even the public record is not 100% reliable.

I have witnessed and been the victim of many actions by the board I would consider questionable, if not downright irresponsible.Our board engages in practices that are not in the best interest of the HOA members and I'm very curious if there are any "HOA Watch" style sites that allow the establishment of a forum SPECIFIC for a particular HOA community where the members can collectively compile and share information that is otherwise known by individuals only.

Comfort level and investing style varies among investors depending on objectives.

As an example, if you want to own 25 rental properties, you need to find a person or people who can teach you about property management, acquiring houses, financing, maintenance, etc.Once you've identified what you are looking for, you need to also identify what value you are going to provide to the relationship.

We teach that you should try to make an offer to everyone who contacts you.

I don't recall the exact episode, but there was a guest on one of the podcasts who mentioned something about "the old dogs teaching the young pups" and that really resonated with me.
