I did ask if they would need the house furnished (in an attempt to find out what they were really looking for/needing), she said they would prefer the house be furnished, however they would just buy furniture if they had to. 

This is a wild idea  but could he use the collateral in his property here in California to buy cash flowing properties in another state to generate some income. 

Why not just buy the home and put 3% or 5% down?

That, plus numbers just not making sense unless you put an insane amount of money as a down payment / buy in all cash, and other anti-landlord legislation made me look to a state like Ohio starting in 2021 and ultimately moving to Columbus to focus on building a portfolio and I've been very happy with my ROI both in cashflow and appreciation over the past few years. 

In fact, it can be just as expensive as buying another building.

We have clients still buying properties in the tri-valley; there are still some great opportunities locally for long-term wealth building. 

My parents investment LLC used 1031 exchange money to buy a house that I want to put in my personal name so I can file a PRE exemption.
