Hi John, Being myself quite new to the REI world, especially in the LA area, I won't be much of help although I was never able to find any good buy and hold properties in this area of mid city (permitting 10% cash on cash while paying mortgage).

Like a leaking roof or that the house has things built into it that zoning laws don't permit.

I've also required the seller to provide occupancy permits for the property since it is fully tenanted.
