i've made offers with hard money, and made them as much like a full cash offer as possible...did my due diligence before hand so i could limit the inspection and financing contingencies...before i make these offers, i make sure my hardmoney lender and broker are on board, this way i can say we will close in a short amount of time..i also put up 1,000 earnest money in certified funds.....there are thigns you can do to make it just like other investor's cash offers
