@Troy Gandee  got it.. we have 3 listed on Oak... you can find them on MLS.then at Oak and Buist you will see 3 more going up those are mine as well and I have 2 more lots to build on there. we are buying the MHP and moving out the low end trailers as well it will transform that whole area.. just like what we have been talking about..Love SC  tenant laws.. we can just give 30 day notice on the trailers.

The property is in Oak Island, NC -- 3/2 within 500 feet of beach.

I'd try $1000 cash for keys and use the bargaining chip that you wont go after damages or cloud their record with an eviction that will hurt them for years.

When Florence hit two falls ago, our condo rental in Oak Island (NC beach south of OBX) was out of commission from mid-Sept - mid-March.

I'm specifically looking at the North Carolina Coast (OBX, Atlantic Beach, Emerald Island, Ocean Isle, Oak Island, Holden Beach, Kure Beach, Surf City, Topsail, Carolina Beach, Wilmington).

But it can be a good bargaining chip for buyers who can take on a little work and can ultimately get a good deal on a property since a lot of time the seller might not be able to fulfill the requirements to fix the violations themselves and that they're ultimately responsible if the property doesn't sell.  

Staying with a bad hand, throwing more chips in hoping the next cards you get will turn things around, is not a good strategy...and will get you closer to being out of the game.
