I would skip on the one you mentioned. their are some great options out there. a great broker should be able to help navigate you to a lender that will be competitive and get your mortgage closed.

I've had other non flip type investments, but am throwing myself head first into a gov auction flip I won yesterday and am having a hard time navigating the lending world during COVID. 

Also, USU Extension runs a botanical center in Kaysville with almost too many resources to navigate just to put some plants in the ground.

Most LL's want someone that can navigate the RC regulations, and may be able to help with tenant buy outs, etc.
