*Even this varies a lot from market to market, and you may find with a lot of competition from other investors, you'd be wasting your time making offers at this level (too low)...or overpaying (too high) if your market is depressed...bottom line, get to know your market.

or am i just wasting my time by saying that...reason i am doing this is because every timei tell an agent that i am looking for a property, they send me tons of listings in my city that are all REO

Keep in mind my partner and I have been working a full time 50+ hour per week J O B so we did not want to over extend ourselves and waste leads. 

@Natasha Wade Ok I did not comprehend the OP was talking about just being able to Look at the home.That falls on the RE broker to Vette his client... and newbie agents can really waste time with tire kickers and those that talk a great game but have no funds to back them up.its part of the maturation process of an agent.

There are a lot of "broker wannabe's" on the internet and you can waste a lot of time since they don't own the note and may not even have the owners permission to sell it.

I personally wouldn't (and haven't) waste my time with it.

As others pointed out, the falling shingles can be an issue when removing the existing roof but it really should be minimal to the inside.  

Some people, not saying this is you, just post minimal information without having done their own research on a deal and expect others to spend their time running the numbers. 

Hello I am new to the real estate world yet I do have minimal knowledge thanks to a mentor that I have.

I'm trying to get the seller to consider some sort of seller finance situation to minimize their taxes, but they obviously still have the blanket loan.
