I’m investing in other markets but have been looking at Indianapolis for a few months.  

Right now in most markets across the US, it's tough to make a new development like this pencil out.

My husband and I were young and dumb - tried renting one out when we moved, market dipped and sold in a panic, not looking at other options and not being patient.  

Also need to focus on markets/communities that strike the balance of relatively low land cost, strong rental demand and include professional property management to strategically minimize vacancies and maximize rental income from day one.If you have more questions, feel free to reach out!
